Congratulations on your Decision to Buy a Home!
Here's How I Help You!
Owning a home has been proven to be a very wise investment over time. In Albany County alone, the Greater Capital Region Association of Realtors states that the median sales price of a single family home in this area increased by 76% from 1999-2006! WOW!
Add to that the tax advantages and the appreciation in value making owning a home truly part of the "American Dream" for many.
Let me help you from start to finish and educate you along the way! I am a trained "Buyers Representative and have earned my ABR ( Accredited Buyer Representative) accreditation from REBAC ( Real Estate Buyer's Agency Council)
What does that mean to you?
Real estate has dramatically changed over the past few years and you can now have an agent work for YOU- not the seller. This is called Buyers Agency. Having this representation is essential in this important home buying decision and investment. Best of all, there is no cost to you so why not have someone on your side looking out for your interests? After all, you wouldnt hire the same lawyer as your opponent when going to court. Have your own representation! Be sure to read the the "Buyer's Agency" resource on this web site for more information. In summary, here is what I do:
-
The Interview- We sit down and we chat about what why you are moving, what you are looking for in a home, your priorities, your time frame, budget and anything else of importance- such as being sure you are prequalified for a mortgage.
-
The Search- I take your criteria and send you listings of homes that are available that match your criteria.
-
The House Hunt- We go out and look at homes that may be a match. Sometimes I find it on the first try- don't be afraid if I do!
-
The Offer- Once we find "the one", I will do a market analysis for you to be sure that the price offered is of fair market value. I then craft the offer taking into consideration your needs: time frame, financing, desire personal items to come with the home.
-
The Negotiation- I negotiate on your behalf protecting your rights and interests at all times.
-
The Inspections etc. - Once a contract is accepted and "executed" ( agreed upon by both the lawyers of the seller and buyer) you set the structural inspection date and I attend, representing you at all times. In addition, I stay on top of all of the contractual dates as specified in the contract so you are never in default.
-
Walk Through - 24 to 48 hours before closing, we walk through the home to be sure the home is in the same condition as you last saw it. No flooding, fires, vandalism and that all of the items that are to remain with the home, are, in fact there.
-
Closing- This is the "big day" when the fruits of our labor are realized. I am with you to see you through this exciting day and to be there "if something comes up."
In addition to these services, I also educate you so whether you are a "first time buyer" or an "ol' pro", ask to view my DVD by David Knox, nationally known real estate trainer entitled " The 8 Steps To Buying a Home." This 19 minute DVD will save a considerable amount of time and you will learn the process at your pace, not at the emotional pace when a contract is being written and negotiated.
Also, take a look at my resource on this web site " Step by Step to Buying a Home" . This will give you an outline and allow you to keep check of where you are in the process keeping you ready for "what's next" in this exciting process.
Please contact me with any questions! I am here to help you find that home that's right for you !
