So.. you have decided to sell your home. This is both an exciting yet "scary" time as you simply may not know what to expect. Here is where I can help you!

Selling homes is my profession and you can count on me to be there every step of the way. As a Realtor®, I bring the tools that you need to help you sell your home for the most amount of money, in the least amount of time with the littlest inconvenience.

How I Work

This process is all about you and your needs. I keep that at the forefront and have structured a plan to meet you needs by offering a:

Pre Listing Packet- As soon as you tell me that you are interested in selling your home, I will drop off a prelisting packet. This packet contains information about me, my experiences, my company, our list/sale ratio as well as tidbits on how to sell your home quickly. This will save us a lot of time during our initial meeting and we can get down to the process of discussing YOUR home and how I plan to do it. Many times, I will include the David Knox DVD " Pricing Your Home to Sell". This educates your before I even get there on the perils of overpricing a home and what you can expect if you do. In the mean time, I am working on the preparation of meeting you and presenting you with details and facts about your home.

Initial Interview: When I sit down with you for the first time, I like to know more about you, what you expect from this move, why you are moving, what will happen if I sell your home more quickly than anticipated, or, what happens if it doesn't sell in the time frame you expect. Also, I like to know what you expect from me, which methods of communication you prefer and at the end, we both know if we have a match!  

Marketing Plan: Once I fully understand what your needs are, I will go over our intense marketing plan.  This is where Tech Valley shines as we are heavy in both electronic (web) and print media. In this day and age of savvy buyers and information being available on the web, its the strongest marketing plan that gets the sale. Yes, your home gets put into the Multiple Listing Service ( MLS), but also gets :

  • Entered in Realtor.com- the largest and most well known web sight for home seekers.  I have an upgraded account that allows me to put in up to 25 pictures of your home, expanded descriptions plus eye catching banners to draw attention to your home.
  • Entered in other consumer sites: Zillow.com, Trulia.com, Craigslist. In addition, TechValley Homes owns over 65 domain names which all point back to our website of www.techvalleyhomes.com

    •360º Virtual Tour: Many companies do not offer a virtual tour at all, we offer one with a full circle view of the rooms of your home. This is powerful as it gives the home buyer an idea of the floor plan and how the rooms fit in relation to one another.
  • Mailings and Times Union: Print media is still powerful when it comes to selling a home and will mail out postcards to the local area announcing that your home is for sale. We will also advertise your home in the Albany Times Union  ( both print and web) for all open house making sure your home is noted and promoted.
  • 24/7 coverage: At the close of the business day, when other agencies put you into a voice mail, we have an agent on duty 24/7 taking calls and promoting your home. Who can control when the right buyer will appear? With us, we are on the scene to take the call and promote your home before the potential buyer "cools off".  

There are many other strong features of our marketing plan that I would be happy to discuss with you in person as they can be tailored to match the needs of the home that is being sold.

Deciding on the Agent: This is a decision that you and you alone control. There are many agents out there and finding one that matches your communication style, your needs and your personality is crucial. Afterall, you are entrusting them with one of your most valuable assets, your home.  Whatever you do, do not select an agent on the price they feel they can get for your home or on a discounted commission.  IT'S THE MARKET THAT DETERMINES PRICE, not the agent . It's the competency of the agent that sells the home, not the discounted price they offer in which to do it. Afterall, if I offered you the highest price and the lowest commission but you thought I was the LEAST competent- would YOU hire me?

Comparative Market Analysis : Knowing that the agent does not select the price, and merely delivers factual information and data to clearly point out where the home should be in relation to other recently closed sales, here is where we discuss your home. If I am selected to be your agent, I will provide you with data on:

  • Other similar sold, active, pending and expired homes in your area.
  • Information about your area on the number of sales and average sales price over the past year to determine trends
  • Advice on what to do to your home for maximum resale

When this is done, we, together, will decide on an asking price. You will have enough information and facts from me that this will not be difficult. You will also know the perils that will ensue if you price to high as you will have watched the David Knox DVD.

Listing your Home: Once I list your home, I will need some documents from you such as the :

  • Deed
  • Current tax bills
  • Current Utility bills
  • Survey- if available
  • Location of well and septic ( if applicable)
  • Name  and phone number of attorney representing you

I may also have the DVD " Preparing Your Home To Sell" by David Knox. This will give you an unbiased approach to items that may "need doing" in your home to help me get top dollar for your home!
