Having this power behind me and  with so many agents in real estate, it's an honor and a privilege when I get selected to sell a home. I truly care about my clients and strive to always get:

Taking aside the powerful marketing plan that I implement from Better Homes and Garden/Tech Valley and  the resources they provide; the following are some ways that I feel that I am different from other Realtors® and why others have listed with me:

1)Full Time Agent with a Business Background:  Selling homes is how I earn my living and have been doing so since 2006.  Being a full time agent,  I put in full time hours with full time results! Because of that, you will find that I am easy to reach and am very responsive with communications to you and the other parties in the transaction ( attorneys, bankers, inspectors etc). In addition, I am a business professional with over 25 years experience in marketing and sales. I hold a BS degree in Marketing from Clarkson University, Potsdam, NY and have owned my own business for over 14 years. During my ownership, this business earned a Chamber of Commerce award and is still in business today.

Being a business professional,  understanding the importance of customer service and the value of a client as well as "going the extra mile" is crucial to success. Sounds so simple but can be surprisingly hard to find!

3) Planned Workload: Selling a home takes a lot of time, planning and resources. Knowing this and knowing that I want to always do my best for my clients, I take on only so many sellers and buyers at a time. It's Quality over Quantity with me!  Where others create teams and may treat selling homes like a "machine", I handle each client at a time with personal service, care, honesty and trust. My satisfaction comes from having you be happy with my service and passing me on as a referral to a friend or colleague. I do not participate in highly visible personal marketing campaigns such as billboards, ads on shopping carts or other mass media.

4) Not a "List'em and Leav'em Realtor®:  Once I have earned your listing, I:

a)Watch the Market: Personal service is the name of the game and paying attention to the listing gets the home sold. Once I have listed your home, I will steadily watch the market to look for changes that could effect the sale of your home. Did a neighbors home go up for sale at a greatly different price, did some development happen in the town that will effect the sale of your home? Once we set the price, I watch what is going on to monitor and to prepare for any changes that may be required for your home.

b)Keep the Listing Current: How do YOU feel when you are searching listings of interest in the summer and see winter photos of the home?  Or, when you see on the listing that an Open House happened 2 months agoand it's still noted on the listing copy!  Listings need to remain fresh and current. Whether that is retaking photos due to a season change or updating the copy with fresh content; I monitor the listing to be sure it's the best it can possibly be to draw the most attention.  I also hate spelling errors and scour any marketing piece to be rid of them!

c)I Hold My Own Feet To the Fire: I supply you with my "What I Did and When I Did It" report so you can be sure all I said I would do to market your home is truly being done. I log in the dates the marketing activity is done and will supply you copies of my efforts ( ads, web links etc). I also will review the progress of your home sale during the first 30 and 60 days and will continue to do so until your home sells.

d) COMMUNICATE: I return all my phone calls promptly and will respond to you in the method you prefer: phone, email, fax, personal visit etc. I will relay to you all feedback I receive from a showing and will follow up with other Realtors® to pass along their comments as well.

 5) Do Not Take an Overpriced Listing- When we work together you will clearly see the market value of your home. You will also learn from me what happens if you try to price your home above this market value- It won't sell! Neither you nor I want to anguish and try to sell a home that we both know is not of value. It's too costly, time consuming and leads to your immense disappointment.  Here are some pointers with overpricing your home:

a) "They can always place an offer"- Most of the time- They don't! When you overprice your home, the people that can truly afford it and appreciate it do not see it as it is not in their search range. The ones that do see it are expecting a home of higher conditions and ammenities and are "disappointed" to see what they will get for their money. In either case, no offers!! You want to be sure those that can afford your home do see it and if you overprice it- they won't.

b) " I need the money"- This is not a valid tactic either. People are not going to spend more for your home because you need the money. Would you pay more for a home just because the seller needed the money?

c)"Lets Try it For a Few Weeks"- The most activiity on your home will be the first 3-4 weeks after it hits the market. If you overprice your home during this time frame, you have "scared away" the density of the buyers. The longer a home is on the market, the more market value will fade away. Be sure you are at an attractive price from the onset and take advantage of those ready, willing and able buyers that are potential candidates for your home.  

6)“No Picture-No Posting” PolicyI wait until the photos are ready before releasing on the MLS and web. Why disappoint potentials buyers with a directed email only to have no photos?

7)Showing ReportFeedback ,Feedback, Feedback is what you will get from me: a written, documented report of all of your showings and what was said about your home. You do not have to chase me down!

8) Represent Only You– I do not represent the buyers of any of my listings  and therefore I have no conflict of interest. You are the only one I represent in the transaction of your home. My loyalty is to YOU.. and YOU alone in the transaction!
